Maintenance Worker IV-Richmond, TX

Performs skilled and technical work in the maintenance, repair, and installation of mechanical, electrical, plumbing and carpentry systems to ensure the safe, efficient, and continuous operation of library facilities as required.
Operates specialized equipment, including scissor lifts, to access and maintain complex building areas and assists in monitoring and adjusting systems through the Building Automation System.
Under direction of manager, requisitions parts and supplies as needed; requisitions and approves emergency repair purchases.
Coordinates and meets with contractors, oversees repair activities, and ensures the proper maintenance and installation of skylights, glass panels, and structural components to uphold building integrity and energy management standards.
Paints facilities.
Assembles and moves furniture and equipment as needed.
Troubleshoots and resets fire suppression system.
Supervises maintenance department in absence of Maintenance Coordinator and acts as back-up as needed.
Maintains and monitors all adjustments to HVAC energy management systems – including inspecting air conditioning chillers and chemicals as assigned and performs routine maintenance.
Maintains routine check on general condition of buildings assigned.
Delivers items between branches and vendors.
Requisitions materials and makes emergency repair purchases for the library.
Participates in activities and duties related to emergency management during a local state of disaster as directed by appropriate county managers.

MINIMUM JOB REQUIREMENTS

High School Diploma/GED
3 years job related experience.
HVAC experience required.
Experience operating specialized equipment preferred.
Good verbal and written communication skills; good interpersonal skills and ability to deal effectively with people.

SALARY: $22.96-$28.70/Hourly
