A day in the life

The Development Manager manages logistics real estate development projects ranging from 10,000 to 100,000 sqm from project initiation through completion, with accountability for coordination, execution, control, and delivery. Based in Munich, the role partners closely with Capital Deployment, Leasing, Investment Services, and Real Estate Management and works with internal and external stakeholders throughout the project lifecycle.

The role provides technical input to customer-facing and business activities, supports design and redevelopment decisions, and helps drive successful project outcomes. The Development Manager also coordinates consultants, architects, construction companies, authorities, and other project participants to deliver projects on time, within budget, and to the required quality.

Key responsibilities include

  • Manage multiple logistics development and redevelopment projects from project initiative through completion, coordinating scope, schedule, budget, quality, and delivery across different project phases and locations.
  • Partner with Capital Deployment on technical analysis of incoming offers, customer meetings, and technical recommendations, while collaborating with Leasing, Investment Services, and Real Estate Management.
  • Lead design and permitting coordination, providing budget, schedule, and constructability input and managing permit submissions with authorities, consultants, and engineers.
  • Engage and manage engineering consultants, architects, construction companies, and other project participants; prepare tenders, analyze bids, recommend awards, and negotiate and prepare construction and consultant contracts.
  • Monitor construction activity, tenant improvement works, site quality, punch lists, and project issues, and review plans, specifications, and other project documents.
  • Manage project financial controls, including detailed budgets, construction cost changes, reallocations, change orders, commitments, expenditures, forecasts, and invoice review against contract value and completed work.
  • Develop and maintain project schedules and provide regular project status reporting to management.

Building blocks for success

Required

  • 3+ years of experience in project and/or construction management.
  • Ability to manage work proactively and independently while maintaining a customer-centric approach.
  • Ability to apply project management and building-process principles within real estate development projects.
  • Ability to work with building-law and administrative requirements relevant to project design and delivery from a developer/investor perspective.
  • Ability to collaborate effectively with investors, clients, project managers, site supervisors, general contractors, planners, and subcontractors.
  • Excellent written and spoken German and a good command of English, including the ability to read, write, and negotiate contractual documents.
  • Willingness to travel within Germany and, when necessary, elsewhere in Europe.

Preferred

  • Bachelor’s degree in Engineering, Construction Management, Architecture, or equivalent experience.
  • Interest in project management within development, general contracting, consulting, or construction management.
  • Interest in sustainability and innovation and in development, acquisition, and disposition processes.
  • Experience or capability across construction-management processes such as variation control, cost tracking, quality control, tendering, budgeting, and permitting.
  • Demonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.
