Connexa is an independent New Zealand mobile towers and passive infrastructure business, operating a nationwide portfolio of over 2350 mobile sites. Our vision is to enable a more connected digital future for Aotearoa New Zealand.

As a Property Manager you will play a pivotal role in managing and growing Connexa’s property portfolio; focusing on ensuring we have excellent relationships with a diverse range of landlords across New Zealand, renegotiating with existing landlords or acquiring new sites.

Key Responsibilities include:

• Ensuring Connexa has secure and reliable tenure from its current property portfolio
• Maintaining and nurturing excellent relationships with landlords
• Identifying opportunities to improve portfolio economics and overall outcomes for Connexa
• Negotiating new leases and renewals
• Managing budgets and maintaining accurate site records and lease documentation
• Negotiating changes to existing leases
• Negotiating ground lease buyouts
• Developing site strategies
• Contributing to the set up and scale up of the Property Team, anticipating risks/issues and identifying opportunity
• Networking with Telecommunication companies and other corporations with national property portfolios
• Following our health and safety procedures, and speaking up about hazards and any health and safety events (incidents and accidents)
• Data Integrity, reporting and administration

Requirements

You’ll have:

• Proven experience within Commercial Property Management or Facilities Management
• A strong understanding of leasing documentation
• Appropriate tertiary education qualifications
• Excellent negotiation skills with ability to build strong relationships across a wide range of people
• Willingness to roll up your sleeves & move things forward
• Ability to thrive in a fast paced, high-volume environment
• A creative approach to problem-solving
• Ability to collaborate effectively with multiple internal and external stakeholders
• A growth mindset and desire for continuous improvement
